- Prices are for labor. Materials and fixtures are billed at cost unless the estimate says otherwise.
- Estimates are free and written. We confirm the number before we start, and we do not change it mid-job unless you approve extra work.
- Walk-ups, elevator windows, co-op board paperwork and pre-war plaster can affect a quote. We tell you at the estimate, not on the invoice.

Protect and prep
Cover floors and furniture, patch, skim where needed, sand, vacuum the dust.

Prime
Bonding or stain-blocking primer on patches, repairs and colour changes.

Two coats and handover
Cut in and roll two full coats, back-roll for even texture, remove masking, put the room back together.

Buildings built before 1978 may involve lead paint
Federal RRP rules apply to disturbing paint in older housing, and NYC has its own requirements for pre-1960 buildings where a young child lives. Tell us the building age and we will work to the right containment.

Steam heat and radiators
Painting behind and around cast-iron radiators is normal here. Radiator enamel is a different product from wall paint and is quoted separately.

Hallway protection
Many co-ops require corridor floor protection and a certificate of insurance on file before work starts. We can provide the COI.

Low-VOC in small apartments
In a studio with limited cross-ventilation the paint you choose matters. We default to low-VOC unless you ask otherwise.

Painting FAQ
How much does it cost to paint a room in NYC?
A standard bedroom, walls only with two coats, is $680–$880 with ONIITO against a typical New York price of $850–$1,100. Adding the ceiling is $199–$319. A full one-bedroom apartment, walls and ceilings, is $2,560–$3,360.
Do you supply the paint?
We can, at cost, or you can buy it. Either way we tell you exactly how many gallons the job needs before you spend anything.
How do you protect floors and furniture?
Furniture is moved to the middle of the room and wrapped, floors get canvas drops with plastic underneath at the perimeter, and trim, outlets and fixtures are masked.
Will matte paint show wall defects?
Matte hides sheen variation but shows texture, so it depends entirely on prep. If a wall has a lot of history we will tell you whether it needs a skim coat before we quote a matte finish.
How long before I can use the room?
Low-VOC paint is dry to the touch in a couple of hours and you can move furniture back the same evening. Full cure takes a couple of weeks, so avoid scrubbing walls until then.
