What we charge, and how we got there

Every price ONIITO publishes is on this page, next to the typical New York price for the same work. Ours is set about 20% below typical NYC pricing. There is no discount code, no introductory rate and no crossed-out number anywhere on this site — the figure in the right-hand column is simply what the job costs.

Where the “typical NYC” column comes from

Benchmarks below are the typical advertised New York City price for comparable work, collected from public cost guides and local contractor pricing pages. Where sources disagreed we used the middle of the range rather than the cheapest quote, then set our own price about 20% under it.

The percentage shown under each of our prices is not a marketing claim — it is the arithmetic difference between the two numbers on that row. Where scope varies too much to quote honestly, the row says Custom quote instead of showing a number we could not stand behind.

Questions about pricing

Pricing FAQ

Are these prices for labor or do they include materials?

Labor. Materials and fixtures are billed at cost unless the written estimate says otherwise, and we tell you the quantity to buy if you would rather order them yourself.

How do you work out the typical NYC price?

From public cost guides and local contractor pricing pages for the same work in New York, listed at the bottom of this page. Where sources disagreed we took the middle of the range rather than the cheapest quote, then set our own price about 20% under it. These are researched benchmarks, not a discount off a made-up list price.

Is the price on this page what I will actually pay?

For standard work in a normal apartment, yes. What moves a quote is access and condition — a fifth-floor walk-up, a concrete wall, a subfloor that needs levelling, or an old surface that needs more prep. Those are itemised in the written estimate before you agree to anything.

Do you charge a call-out fee?

No. Estimates are free. Hourly work has a two-hour minimum, so a fifteen-minute job costs $150.

Why is there no price for some items?

Because a number there would be misleading. Skim coats, herringbone floors, motorised tracks and moss panels vary too much by scope to quote sight unseen, so we mark them as a custom quote and price them after we have seen the job.

Do prices change on weekends or evenings?

Standard rates cover weekday scheduling. If you need an evening or weekend slot, tell us when you book and we will confirm any difference in the written estimate rather than adding it later.
